The Columbia County Industrial Development Agency has granted tax incentives to support the development of a luxury hotel in Claverack. The decision, made on Tuesday, is intended to facilitate the construction of a 47-room hotel on Route 9H, which is expected to create new jobs and generate additional tourism revenue for the area.
Details of the Approved Tax Breaks
The tax relief package includes a 15-year payment-in-lieu-of-taxes (PILOT) agreement, which allows the hotel developers to pay reduced property taxes over the duration of the agreement. In addition, the project will benefit from exemptions on sales tax for construction materials and equipment, as well as relief from mortgage recording taxes. The developers estimate the total value of the incentives at approximately $2.5 million.
Project Overview and Community Impact
The planned hotel will be situated on a 20-acre site along Route 9H. According to project representatives, the facility will feature upscale amenities, including a restaurant and event spaces. The developers anticipate that the hotel will employ about 35 full-time and part-time staff members once operational. Supporters of the project argue that it will attract visitors to the region and contribute to the local economy.
Public Response and Agency Deliberations
During the public hearing held prior to the vote, some residents raised concerns about the scale of the project and its potential impact on the surrounding area. Others expressed support, citing the expected economic benefits. The Industrial Development Agency board reviewed the feedback before voting to approve the tax incentives.
Next Steps for the Hotel Development
With the tax breaks now in place, the developers plan to move forward with securing the necessary permits and finalizing construction plans. Construction is expected to begin later this year, with the hotel projected to open in 2025.
