A developer in Nashville’s Gulch district has revealed plans for a new luxury hotel and timeshare tower, aiming to add a high-end hospitality option to the rapidly growing neighborhood.

The proposed development is set to rise at 708 Demonbreun Street, a site currently occupied by a surface parking lot. The project would introduce a 32-story building featuring both hotel rooms and timeshare units, according to documents submitted to the Metro Development and Housing Agency’s design review committee.
Design and Amenities
Plans for the tower include approximately 200 hotel rooms and 150 timeshare units. The building is expected to offer amenities such as a rooftop pool, fitness center, restaurant, and meeting spaces. Renderings show a modern glass structure designed to complement the surrounding urban landscape.
Developer and Project Team
The project is being led by developer Tony Giarratana, who has been involved in several major projects in downtown Nashville. Giarratana’s team is working with architectural firm Smallwood, Reynolds, Stewart, Stewart & Associates to design the tower.
Approval Process and Timeline
The proposal is scheduled for review by the Metro Development and Housing Agency’s design review committee later this month. If approved, construction could begin as early as 2025, with completion targeted for 2027. The developer has not yet announced a hotel brand partner for the project.
