A prominent skyscraper in downtown Des Moines is set to be transformed into a residential building offering 210 luxury apartments.
The building, located at 801 Grand Avenue, is currently known as the Principal Building. It stands as the tallest structure in Iowa, reaching 45 stories. The conversion project is being led by Blackbird Investments, a Des Moines-based development firm.
Details of the Redevelopment
Blackbird Investments plans to convert the upper floors of the office tower into high-end residential units. The lower floors will continue to provide commercial office space. The company has stated that the project will introduce a new style of urban living to the city.
“This is an opportunity to bring a unique residential experience to downtown Des Moines,” said Jake Christensen, a partner at Blackbird Investments. “We believe this project will help attract new residents and businesses to the area.”
Timeline and Project Scope
Construction is expected to begin later this year, with completion anticipated in 2025. The redevelopment will include amenities such as a fitness center, rooftop terrace, and private parking for residents. The apartments will range from studios to three-bedroom units.
According to Blackbird Investments, the project is designed to meet the growing demand for luxury living spaces in downtown Des Moines. The company also indicated that the building’s existing tenants will not be displaced, as the office and residential spaces will be separated.
Ongoing Office Use
The Principal Building currently houses several corporate tenants, including Principal Financial Group. Blackbird Investments has confirmed that these tenants will remain in the building after the conversion, with office operations continuing on the lower floors.
