The Columbia County Industrial Development Agency has granted tax relief for a planned luxury hotel in Claverack, following a unanimous vote on Tuesday.
Details of the Tax Abatement
The board approved a payment-in-lieu-of-taxes (PILOT) agreement for the proposed 48-room hotel, which will be located at the former Claverack School property. The PILOT arrangement is set to last 15 years, during which the developer will pay a reduced property tax rate that gradually increases over time.
According to the terms, the developer will pay 10% of the full property tax assessment in the first year, with the percentage rising incrementally until reaching 100% in the final year of the agreement.
Project Background and Community Response
The hotel project has generated both support and opposition within the local community. Proponents argue that the development will bring economic benefits, including job creation and increased tourism. Critics, however, have raised concerns about the scale of the project and its potential impact on the character of the area.
During the public comment period, several residents voiced their opinions on the proposed tax breaks. Some expressed support for the project’s potential to revitalize the site, while others questioned the necessity of providing financial incentives to a luxury development.
Next Steps for the Hotel Development
With the tax abatement now approved, the developer can proceed with the next phases of the project. Construction is expected to begin later this year, pending final site plan approvals and permitting.
